CV Condo Association 2010 Accomplishments

• Hired Terra Green Landscaping Company, which has turned out to be a big improvement over our previous landscaper. 

•   Initiated a program to landscape around utilities.

• Increased 2010 Capital Reserve fund from $28 to $31 per unit, per month while reducing the maintenance fee by $4 from $234 to $230. 

• Purchased a $30,000 3-year CD as part of CV’s Reserve Fund.

• We will be transferring approximately an additional $10,000 into CV’s capital fund at the end of 2010. This represents prior years Retained Earnings.

• Maintained a comprehensive website, giving timely information to all unit owners.

• Initiated advertising on the website.

• Through the hard work of the Landscape Committee, we saved thousands of dollars and greatly improved the CV landscape.

• Purchased rubber mulch for the playground area.

• Purchased additional lounge chairs, cushions and umbrellas for the pool area.

• The Social Committee planned an extremely successful Summer Opening Pool Party, Fall Wine Tasting Event, Sunday Brunch, Super Bowl Party and Holiday Cookie Swap.

• The Social Committee initiated the very successful 1st Friday Night of the Month Socials.

• Finalized the Crescent Village Welcome Booklet.

• Negotiated a very favorable price and implemented a Dryer Vent Program.

• Purchased Outdoor Clock and Thermometer for pool area.

• Purchased 4 benches for the two gazebos.

• Purchased outdoor display for mailbox area.

• Purchase improved lighting for the Crescent Village Entrance and Mail Box Area.

• Installed shelving in The Clubhouse Closets.

• Initiated a program to power-wash units.

• Through efficient use of thermostats in the clubhouse, electrical timers on the site lighting and Mother Nature’s beautiful summer weather, we were able to save approximately $4,000 on utilities in 2010.  This saving was put towards benches for the gazebo, improved lighting by the entranceway and mailboxes, and various other improvements.

• Initiated the development of maintenance standards for Crescent Village.

• In order to slow down traffic, two new stop signs were installed on Kyle’s Way.

• RG Builders agreed to rebuild and repair the entrance ramp to the clubhouse.
